These notes and comments have been written to assist you in understanding the areas of Pattaya and to help you make the correct decision about the location of your proposed next home in Pattaya.
Pratumnak Hill is the hill that separates Pattaya from Jomtien and can be reached by either driving on Thappraya Road or Pratumnak Road.
Once owned by the King of Thailand the hill is often referred to as Royal Hill or Pattaya Hill and sometimes spelt slightly different to the way I spell it: Phratamnak.
The north west side of Pratumnak Hill is referred to as Cosy Beach (Cozy Beach).
Properties on Pratumnak Hill vary from single houses, luxury pool villas, low-rise condominiums through to high-rise condominiums.
With the land prices on Pratumnak Hill being high, property prices are generally more than the average in Pattaya.
Pratumnak Hill is very popular with Ex-Pat workers; both off-shore and ones working on the Eastern Seaboard Industrial Estate, as well as retirees and long-term residents who expect that higher standard of life.
Pratumnak Hill benefits from bordering several sandy beaches; Dong Tarn (Dong Tan) beach, U-Thong beach, Rachavaroon beach and Cosy Beach.
Building regulation are strictly zonal on Pratumnak Hill as are entertainment licenses.
You will not find loud music bars on Pratumnak Hill.
But one thing you will find is nice restaurants with the emphasis on fine dining.
Actually on Pratumnak Hill you have Au Bon Coin, The Sky Gallery, The Chocolate Factory Restaurant, Comfort by Harlan and the various restaurants at the Intercontenental Hotel (ex-Sheraton) and Royal Cliff Hotel.
For a more relaxed meal there is O’Gara’s Bar & Grill in the lobby of Tara Court Condominium.
On Thappraya Road you have the “strip” of restaurants often jokingly referred to as Beverly Hills with such restaurants as Aquapazza., Gians, Indian By Nature, La Baguette and Pan Pan. On the "strip" you will also find Frasers sports bar.
Take-away DELIVERY food is available from many Pattaya restaurants through web-based food delivery services.
Convenience stores such as 7/11 and Family Mart are in the area. For larger food shopping the 24-hours FOODMART is on Thappraya Road. Tesco Lotus and Makro are only a short drive away for those larger shopping days.
There is a good selection of Local and Bi-Lingual schools close by in Pattaya with the main international schools being Tara Pattana International School, Rugby School and Regents International School.
There are no banks yet on Pratumnak Hill itself, the closest being on Thappraya Road, but most stores mentioned above have ATM machines.
